SUMMIT: Comprehensive Deferred Maintenance Assessment, Estimating, Prioritization and Launch

FMP’s powerful and intuitive SUMMIT platform provides Good, Fair, Poor rating comparisons for all major facility assets, Zombie Component Tracking, RFP-ready reports and campus Sustainability Metrics. This proprietary software is implemented by the FMP team who bring exceptional knowledge including school facility maintenance, construction, software, budget/estimating/planning and effective communication with top district decision makers. FMP Connected’s software and services leads to community education, engagement, and commitment of resources for facilities.

Assessment: FMP’s on-site team works with facilities staff to establish standards for Good/ Fair/ Poor ratings of all (not just mechanical) components. Each component is loaded into the comprehensive database with photos, aerial maps, master space lists. Each is rated and projected replacement date. Replacement values are established using both industry standard and proprietary data.

Analysis: SUMMIT platform allows rigorous analysis and reports within a campus and across a district.

  • Good Repair Report: Summarizes the year and cost of replacement for each component
  • Facility Condition Assessment: rolls up the condition and replacement cost by component type.
  • Zombie Condition Index: tracks the sustainability of a campus by tracking the components which are in good or fair condition and are beyond their expected life. The higher the index, the more sustainable the campus: better materials, better maintenance.

Project Launcher: This proprietary tool allows the user to create RFP-ready reports. Designed to be intuitive and flexible they support the Maintenance Director and CBO as they make the right decisions about which projects to prioritize and budget.

TICKET: Intuitive and sophisticated work order management system

FMP’s TICKET platform was designed to serve its many users: Maintenance Directors, Dispatchers, Technicians, Vendors, work order Requesters. It is intuitive so first-timers find it easy to use and experienced CMMS users appreciate its features. It supports notes and photographs. Reports are flexible by technician, initiated date, building, component type, level of priority. TICKET interfaces with POCKET so the technician has full functionality and all data is real time and report writing “at my desk” is a thing of the past. TICKET also supports SUMMIT. Inspections required for SUMMIT are logged and performed through TICKET.

FMP’s POCKET platform conveniently loads on any smart phone. It boosts performance with its convenience, photo loading, easy search capabilities and hours timers to help technicians keep track of the time spent on each work order ticket. Cell phone enabled, it is functional even if WIFI is not. Data is always current between the dispatcher, technician, supervisor, and requester.
